  • An analysis of current property expenses and income and suggestions for reducing expenses and    increasing income. Such suggestions may include:
    • How to maximize occupancy rates.
    • Where apartment utilities should be subdivided.
    • Use of fair and reliable repair people.
    • How to improve a prospective tenant's first impression of the property.
    • When and where to increase rent.
  • Inspection of each property and suggestions for making property more marketable to prospective    tenants.
  • Meeting with tenants to establish good working relationships.
  • Working with problem tenants to collect past due rents by processing Small Claims Court forms.
  • Collecting monthly rent, paying all property expenses (including management fee) and sending    remainder disbursement check and monthly income/expense statement to client.
  • Analyzing end-of-year income statement, creating a financial breakdown for tax purposes and    mailing required Certificate of Rents Paid to tenants.
  • Handling incoming repair calls in a timely and responsible manner.
